Tile Roofing FAQs

Spanish clay tile routinely lasts 50–100 years. Concrete tile lasts 30–50 years. The tile itself rarely fails — most tile roof repairs involve failed underlayment (the layer under the tile) or broken tiles from foot traffic or fallen debris. The tile often outlasts the house.

Yes — individual cracked or broken tiles can be replaced. If the underlayment has failed (which causes leaks), the tiles are removed, new underlayment installed, and tiles relaid. This is significantly less expensive than full replacement.

Clay tile is ideal for warm, dry climates and performs well in coastal environments. Concrete tile handles freeze-thaw cycles better than clay. Both are heavy — your roof structure must be engineered to support the load. We assess structural capacity before specifying tile.

Carefully, on the tile ridges — not on the flat sections. Stepping on flat tile sections can crack them. Most maintenance tasks (gutter cleaning, chimney inspection) don't require walking on the field of the roof. Use a professional who knows how to walk tile.
