Historic homes often have lead paint, asbestos, outdated electrical (knob-and-tube or aluminum), galvanized plumbing, inadequate insulation, and unconventional framing. We do a thorough assessment before finalizing scope so there are no surprises mid-project.

Only if your property is in a historic district or is individually listed. Properties in designated districts require approval for exterior changes. Interior work is typically not regulated. We identify your historic district status at the consultation.

Yes — and it's often the right call for both character and value. Original hardwood floors, built-in cabinetry, period trim, and craftsman details can be restored while the kitchen, bathrooms, and mechanical systems are fully updated.

California and Colorado law requires testing and proper abatement of lead and asbestos disturbed during renovation. We work with licensed abatement contractors when materials test positive. All testing results are documented.
