Permit FAQs

Every ADU requires a building permit covering structural, electrical, plumbing, and mechanical work. Depending on location, additional review may apply — CEQA exemption verification, coastal zone review, historic district approval. We handle all permit submissions.

Typical permit timelines run 3–6 months for a standard detached ADU. Coastal Zone properties and historic districts add time. Some jurisdictions offer expedited ADU review — we use these programs when available.

Applications can be returned for corrections (missing information, non-compliant design) but rarely outright rejected when the project meets zoning requirements. Most rejections are correctable. California law limits many local restrictions on ADUs.

Not always required, but often preferred for rental ADUs so the tenant pays their own utilities. Separate metering adds cost and requires utility company coordination. We advise on the tradeoff based on your intended use.

Unpermitted ADUs create title, insurance, and resale problems. They can also be ordered demolished. We only build permitted ADUs — it's the only path that protects your investment long-term.
